You
may well have heard about Home Information Packs (HIPs for short) in the news. A pack will contain the necessary documents that will ease the
home-selling process. According to the Office of the Deputy Prime Minister the department responsible for HIPs, over one million pounds a day is lost through home sales that fall through.
A pack will consist of:
- A home condition report (HCR) carried out by a licenced Home Inpsector - although not a mandatory part of the pack
- A local authority search
- An Energy Performance Certificate (EPC) also done by the inspector
- copies of any planning, listed building and building regulations consents and approvals
- evidence of title, simply a copy of the land registry certificate (obtained from the Land Registry)
- Leaseholds will need to supply the lease and any covenants (such as a leasholder's obligations to repair)
- A draft contract of sale
From 1 June 2007 it will become law
for all vendors of residential property to provide a pack before
putting their home on the open market. Packs will cost between £150 to
£750 and are valid for up to three to six months.
The
residential property market is about to undergo massive change. The
introduction of Home Information Packs next year will add another
expense in moving home.
